Waterproofing
Sealing of facade joints and junctions
A well-designed joint allows movement without losing watertightness. Expansion joints, junctions between materials and window perimeters are delicate points. The sealant must adhere to suitable surfaces and work within the expected movement.
What problems we deal with in this job
A cracked, detached or hardened bead does not guarantee watertightness.
An accurate quote describes which areas will be inspected and which could hide damage that is not yet visible. At Build Ararat we don't promise a permanent repair without knowing the cause and the condition of the materials.
What we check before proposing the work
We check width, depth, substrate, expected movement and compatibility with the previous sealant.
For a first enquiry we recommend sending photos from different angles, the town, the approximate number of floors and the history of the problem. This information helps us prepare the visit, but photos cannot certify the condition of a facade or the safety of its anchors.

Waterproofing
How it can be solved
Normally the degraded material is removed, the substrate is prepared, a backer rod is fitted where needed and the sealant is applied according to its technical data sheet.
Tools, products and the access system are chosen according to the substrate and the conditions of the job. Rope access, suspended scaffolding, tube scaffolding or a platform can be used where appropriate; no technique is universally better than the others.
What can go wrong if only the appearance is fixed
Adding silicone over a dirty or damp joint is not a reliable solution.
On exterior elements we also need to check how water drains away, how the joints behave and what maintenance the finish will need. Preparation and details often determine whether a stain, a crack or a flaking layer comes back.
How the quote for sealing facade joints and junctions is prepared
There is no single responsible rate for every building. For this job the key factors are: the chosen material and its thickness; waste removal and restoration of finishes; height and actual access to the area; surface area and measurements. To compare proposals, it helps to list materials, labour, safety measures, access equipment and exclusions separately. See how to request a detailed quote.
Frequently asked questions
Are all joints done with silicone?
No; there are sealants with different properties depending on exposure and movement.
How long does it last?
It depends on the material, sun exposure, movement and maintenance.
