Before they arrive, it is worth checking that water can drain off the roof: clean drains and gutters, downpipes without blockages or leaks, and waterproofing without tears. It is a simple check that prevents many leaks.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Why autumn is the time to check<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">After the summer, sun and heat have taken their toll on roofs and joints, and leaves, dust and dirt have built up in drains and gutters. When a heavy storm arrives, the water has to drain quickly: if a drain is blocked, the roof floods and the water looks for any weak point.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What to check on the roof and terrace<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Drains and grates<\/strong> clean and free of debris that slows the water.<\/li>\n\n\n<li><strong>Puddles<\/strong> that are still there days after it rains: they point to poorly designed falls.<\/li>\n\n\n<li><strong>Waterproof membrane or coating<\/strong> with cracks, bubbles or lifted areas.<\/li>\n\n\n<li><strong>Junctions<\/strong> with parapets, chimneys and aerials, where leaks often start.<\/li>\n\n\n<li><strong>Expansion joints<\/strong> that are open or unsealed.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">If the terrace is already causing problems, see <a href=\"\/en\/blog\/impermeabilizar-terraza-sin-levantar-suelo\/\">waterproofing a terrace without lifting the floor<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Gutters and downpipes<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Gutters:<\/strong> free of leaves and soil, firmly fixed and sloping towards the downpipe.<\/li>\n\n\n<li><strong>Downpipes:<\/strong> no blockages, no dripping joints and no damp patches around them on the facade or in the courtyard.<\/li>\n\n\n<li><strong>Connection to the drain:<\/strong> water should not overflow at the bottom when it rains heavily.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">A downpipe leaking inside a courtyard can take months to show. Before the rains, it is worth checking:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Cracks in cornice copings and window sills.<\/li>\n\n\n<li>Drip edges that do not work: water runs along the underside of the balcony instead of dripping off.<\/li>\n\n\n<li>Open joints between the windows and the facade.<\/li>\n\n\n<li>Render that sounds hollow: with water and wind it can end up falling.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">If there are already leaks<\/h2>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Note when the stain appears: with any rain, only with heavy rain or only with wind from one side.<\/li>\n\n\n<li>Take photos of the stain and of the outside area above it.<\/li>\n\n\n<li>Tell the property manager or the community president if it affects common elements.<\/li>\n\n\n<li>Ask for the water entry point to be found before repairing: see <a href=\"\/en\/servicios\/deteccion-filtraciones\/\">leak detection<\/a>.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">If the stain is on the top floor, start with <a href=\"\/en\/blog\/goteras-ultimo-piso-origen\/\">leaks on the top floor: possible water entry points<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Common mistakes to avoid<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Waiting for the first storm to check.<\/li>\n\n\n<li>Cleaning the drain but not the downpipe.<\/li>\n\n\n<li>Covering a leak with silicone from outside without knowing where the water gets in.<\/li>\n\n\n<li>Going onto the roof without safety measures: if there is no safe access, it is better left to trained staff.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Common questions<\/h2>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>How often should gutters and drains be cleaned?<\/summary>\n<p class=\"wp-block-paragraph\">At least once a year, ideally at the end of summer or the start of autumn.
